As many of you know, in March the City Council approved rezoning and development at 2202–2212 West 10th Avenue, which the developer is now calling Regent on Tenth.
While this wasn’t the outcome we sought, we are still pleased to have secured some major concessions which will reduce the impact on our school.
Our goal now is to work closely with the Ledcor project team to ensure our concerns are heard and our families remain informed. This week, we met with the developers to discuss the immediate timeline and the steps being taken to minimize disruption to our school and students.
New “Central Office”
It’s important to know that while the overall development includes a residential tower, that portion of the project is still several years away.
Beginning next month in early May 2026, the work being undertaken by Telus and Ledcor will be limited exclusively to the first phase—the construction of a new Central Office (CO) communications hub. This will eventually replace the current large building on the site, and is being built to maintain critical public infrastructure for homes, businesses and emergency services, as well as meet modern seismic standards.
We expect minimal impact on our school community during this initial phase.
The Central Office will be built alongside the current building and situated at the southwest corner of the property, furthest from our main entrances. We have been assured that the footprint for this phase is small, with excavation expected to last only about five weeks. Construction vehicle traffic will be routed along Marstrand Avenue to keep the area immediately around the school clear. Furthermore, the developers have instructed their teams to schedule deliveries outside of our peak drop-off and pick-up windows. The area will be entirely fenced and access will be strictly enforced.
Timelines
A common question from SJS families has been regarding the demolition of the existing building. This is a long project, with the first building phase expected to last 13 months, and the transition phase expected to take 16 months. Consequently, the demolition of the current building is not expected to begin until late 2028. We have been assured that when this happens it will be done to the strictest safety standards for workers and the surrounding neighbourhood.
Construction of any tower will follow only after this project with no timeline yet in place. As always, please keep an eye on the Eagle Update for updates.
